Certain paints are actually useful for units with odors. Harmony by SW is an example.

I have had a BP account for a few months but have not introduced myself or posted. My name is Tom Brooks and I'm from Sewell, NJ about half an hour outside Philadelphia. I work with a bunch of contractors, and investors in the area supplying them with materials in my current job. Casual conversation based off the BP podcast has potentially given me the opportunity to get into flipping full time with an experienced investor. I will be exploring this opportunity if it makes sense and I will hopefully have the opportunity to work with many of you along the way. Eventually I would like to get involved with the "BRRR" (buy, rehab, rent, refinance) strategy. I plan to learn the ropes and fund initial long term acquisitions though flipping. Ideally I would like to get into multifamily, but I am not sure that is where the best returns are in our market. Ultimately I am an opportunistic investor who wants to be conservative on his first few deals as I have a young family and see success as more likely the longer I can stay in the game. Thanks for all the great content you guys have released. I enjoyed Brandon's book and I just picked up J. Scott's (the excel sheet with it is easily worth the cost of both books). Best, Tom
