@Samuel Pavlovcik, thank you for the response. I've just called your office to connect. I looked up the zoning, and at R-2 I think we can add the dormers and be good to go, but I'm not sure about the setback. A condition of my financing is to have plans available for an appraisal of the value after rehab, so I'm looking to get started on drawings as soon as possible. I look forward to hearing back from you. 

Does anyone have a recommendation for a Chicago architect with experience in the City of Chicago, and who has the proper sustainability credentials?

I'm under contract on a single family home in Chicago, and the rehab will include adding two dormers, so I'll need an architect to draft a full plan set for submittal to the City of Chicago Planning Dept. It's been 10+ years since I've gone through the City of Chicago permit review process, and I'm told things have changed.

In particular, I'm told that I need not only an architect that has Chicago experience, but also a specific sustainability certification, otherwise I run the risk of having a very long review process.

This is such an informative thread. I'm in a similar situation. My wife and I sold a condo that we jointly owned, and purchased two separate 1031 exchange properties in our names.

We want to put one of the two in an LLC. The property is located in Wisconsin. We are located in Illinois, and we formed a 2 member LLC in Delaware.

If we deed the property into the LLC, could the IRS consider this a taxable event?
