I am looking for a virtual assistant to help streamline property searches. I’ve looked online and it seems like there’s a lot of different companies offering that service. If anyone is using virtual assistance or has in the past. can you please let me know who/company you’re using or send a recommendation.

Hello,

I'm looking for recommendations of real estate agents in the Chandler/Gilbert/Mesa/Tempe area of Phoenix AZ. I would like to buy a home that I can rent out if I move and also that I can make into an airbnb while I'm traveling for work. I would like this real estate agent to have great knowledge of these areas, what rents are in these areas, what areas allow airbnb (for example do condos or town homes HOA allow airbnb?).

Hello BP People, 

For the last couple of years I've got into real estate and own a few homes with a business partner. I’m starting to get a passion for real estate which I really love and enjoy.  I also have a passion for Agriculture, which I have been in all my life. I’m looking for a way to combined the two as a career. If anyone has any ideas on how I can work for a company, (or know the names of companies) that do both real estate and Agriculture or to create a career with both I would greatly appreciate it your help.

Hello BP Members;

Lately I have been listening to some of the podcasts, which by the way are really good. One of the things that peaks my interest is Owner Financing. Most of the guests talk about things that they are doing at the moment, however a few of them talk about how later in their real estate career they plan on getting into O/F. Since I'm not that far into these podcasts at this moment and I'm going down the list, is there a podcast (number please) that only talks about Owner Financing? Aside for the podcast if there is someone that has experience with O/F can you please help with some questions that I have.

How it works? 

Do you buy homes with the 70% rule minus your costs, (like you would do with a flip then sell to someone instead while holding the loan)

What are the pros and cons of O/F?

What are the risks involved?

Hello Everyone, A few years ago I bought my primary residence thinking and being told that it would be a great investment. Not knowing anything about real estate investment a week into owning my home I started to rent out rooms. My reason for renting out rooms in my house was very simple, I rather save my money then spend it. My concept is that I try "To buy what I Need not what I Want." I didn't cash flow for the first couple of years until I refinance my home and interest rates dropped from 4.75 to 3.5. The difference was $543 a month. (This does include Insurance and taxes, with all expensise paid I pocked an average of $150 a month. Basically I live for free). I also have an $148K in equity in my property. Since then I have partnered up and bought two out of state investment properties. I also have been listening to biggerpockets and reading about real estate investment and one of the things that keeps popping up is that its better to rent then to own a personal property. I'm a bit confused by this.

My questions are as follow;

1. Should I sell my home and buy multiple long term buy and hold properties? Making sure each one cash flows.

2. Instead of selling should I borrow against my home? HELOC?

3. Should I stay in my current situation and use conventional and eventually portfolio lender financing?

What would be my best options?
