 I had a similar situation. They applied for help and they paid. So apply for the help 

@John Busch I have a property manager my houses are in 62206.

I have a house in 39212 and one in 39213

they won't pay super high in that area according to my experience. 2bed is paying 650 to 750 let me know if you manage to get higher than that.

Update: you can use multifamily. However I would check that the utilities are split so the tenants can pay for them separately.

 Can you give some details on what loans you offer? I wasn't able to find this information on your website.

I've been struggling to find private/hard money lenders with no minimum loan requirements. Many houses in my area are worth 30k so no loans are available.

Is it risky to buy a house in a small town? Problems could be that I cannot sell it or rent it because of lack of demand.

Would it still rent if I put it on Section 8? I heard there is a lot of demand for section 8 housing.
