Aaron Phillips I couldn't read all the other feedback but this should help you out with a few things. First, you need to open escrow and work with someone to handle the middle game of the transaction. Escrow protects you and basically says if this other buyer backs out then you have the control and you can find another buyer. I would make sure the other 3 Buyers knows your assigning the contract and if your cash buyer backs out then they would be the first one that you to call. Second you are assigning a contract you aren't wholesaling until you close on a property then sell it to a buyer at .80 to .90 cents on the dollar. Lastly, you can't assign or wholesale if you are a Real Estate Agent and the reason is you have a duty to get your client the best deal you can and when your wholesaling your technically not. I hope this makes sense...

Hey Everyone, just launching my wholesaling company and I wanted to know do you like using direct mail or PPC to get motivated sellers? Who do you like using or recommend for direct mail and why? Also what is the respond rate usually for direct mail? How many mailers do you suggest to send per month? Let me know. Also I'm in California... Thank you everyone!!!
