@Nathan Gesner Have you seen a lot of rent reductions over time from your experience? I know that can happen but in our area they steadily go up over time due to inflation and rising housing costs. I know during in 80's in Oregon there were a lot of vacancies however.

They spent the $1500 already, they want $200 off for two year lease =  they have no intentions of moving! Love the tenant ask though, but they woke up and realized they just improved your property and now want something for it! Love it

@Gerald Barron I love a win-win! Although its rather easy to play hard ball, I know that when my tenants love the deal and me as a landlord, its easier in my life. With that said, I agree with others that if the current rent is below market, I would toss them the landscaping trade off and lower it only $100, which nets you pretty much the same and saves you the lawn care. Truth is, most tenants do not want the hassle of moving, and my guess is they are leveraging the fact that they will sign a two year lease in return for that reduction. That tells me they don't really want to move! Just my thoughts, but make them feel like the winner and do a win-win! In the end, you will be the winner!

@Zackery Gholston you are absolutely correct, my son did not do rehab loan, just low down FHA loan with 3.5% down. They had to improve on their own dime. Good call!

@Andy Mirza the good news is that all of my properties are completely rehabbed and fresh, replacing almost everything so the massive maintenance issues should be lower than most. Thanks for your responses! I am uncomfortable with the high interest only debt even though I have great overall cash flow and equities in all of my properties.

@Jim Cummings you are spot on! “Retirement” to me means not reporting to the same desk everyday, but you are correct, my desire is to still be doing something RE related ! Thank you

@Steve Vaughan Great input! My son said basically the same thing yesterday! Sometimes you need to ask the WHY? Paying down riskier debt is always smarter perhaps, but I want to get to retirement, which for me means always doing something RE related anyway, LOL.
