When you say Atlanta Metro, which part are you referring to? Atlanta is about 2.5 hours driving time across, so a contractor who serves Roswell usually won't serve Newnan. Some areas are hot and harder to find people, some areas are easier.

In all seriousness, it really depends upon what kind of management you're looking for. Our philosophy is that we handle everything for you, so you're able to be completely hands-off. If you prefer to be personally involved in things like tenant selection,  scheduling repairs, etc., then we wouldn't be the right fit. Please let me know if you'd like more info. Shiri, I think we manage other houses for you already. Send us an email and we'll put you in touch with an attorney we always use in these situations who can help out. Whoever that other management company is, they should be helping with all of this without you having to get involved. You might want to transfer this property to us, too. ;)

Aaron, what banks are you finding to give loans on $50k properties? I haven't seen any going below $50k loan amounts, meaning about $62k is the lowest purchase price they'll finance.

P.S. I agree, there are plenty of great $50k properties out there, especially on the south side of town.

I'd strongly suggest running any lease you use by an experienced landlord/tenant attorney in this state. We take over management of rentals all the time from owners who were using generic leases they got from someone online, and they're a mess filled with loopholes. If you won't use a property manager (the best way to go), then at least get a good attorney to review your legal documents.

I think some of these people never venture outside the perimeter or the north side of town. $50k can still get you pretty far on the south side of town. Look in Henry, Fayette, Spalding, and Coweta counties.

Can’t imagine asbestos being in a 1986 house. But getting rid of a tenant with a valid lease isn’t exactly a realistic scenario, either. The testing is a smart move, but if they keep pushing it past that, I’d just communicate with the through my attorneys so that they get the picture that they’re not going to push us around with such nonsense

There isn’t any official regulation on this. But the courts don’t seem to care. For the most part, county magistrates will limit what they allow for late fees to 10% of the rent. They generally don’t allow daily late fees that exceed that, either. They don’t enforce any sort of minimum grace period, though. All of our leases have the rent due on the first, late fee of 10% if not paid by the 2nd. Judges never give is a hassle on that.
