Please feel free to invite others to attend!

The BREW meetup is a casual no-pitch group with the purpose of learning and networking with other local investors. During "normal" non-COVID times, we like to meet at a local brewpub and enjoy a craft beer, or two. We talk about all types of real estate investing as well as pursuing financial independence. Our typical meetup format is networking, listening & learning from an industry speaker, and ends with a real estate related book raffle!

Always, the last Thursday of Every Month 6 pm – 8 pm

We look forward to seeing you at our BREW meetup!

@Richard Rohrbough please join us and bring a friend! We don’t have a formal speaker this month, but hope to have a great discussion and I wanted to share some changes I have noticed on syndicated Multifamily value-add deals I have seen recently.

@Brian Eastman @Lane Kawaoka. Thanks you for sharing the detailed posts. I am comfortable with the concepts that you both described and Brian outlined the situation I am facing very well.

In 2019 I had a syndicated Multifamily deal I had invested in come full circle and this is the first year the K1 did not show a loss.

As you mentioned most CPA’s don’t make EBIT filings often and can be a bit unsure about the filing process. I am hoping to connect with a live person that has been through the process- gotten an EIN number for their SDIRA, filled the form 990-T and sent it to their custodian for signature and to pay the tax due from the SDIRA.

Of those who have invested in syndicated deals using their SDIRA/ROTH-SDIRA...

How many investors have successfully filed a tax return for their IRA to pay Unrelated Business Income Tax (UBIT)?

I see a lot of discussion around triggering the tax, and discussion around the merits of Solo 401k vs SDIRA, but looking for anyone that can shed light on their experience with paying UBIT.

Thanks, Todd

I have been a PenFed member for a long time and the are GREAT, I also have a HELOC with PenFed but it was taken out when the limit in Tx was 50%. After reading a post from @Andrew Postell I see that Texas got rid of the 50% HELOC limit last year, and one could now go up to 80% of equity.

@Chad Ott  Hi Chad,  I have also thought about looking into building small multifamily/apartments.  Could you share what analysis you did to evaluate the buy existing vs develop decision.  We have some Class A duplexes going up here in San Antonio and the builder is selling them to buyers/investors.
