@David Waddleton New investor here, so take that for what you will. We have our first MF (2 units) @$47k PP. $12k rehab. I never considered investing in this town (small town outside Infianapolis where we live. We focused on a niche and then found something that we felt just outside our comfort zone to buy. I am learning about other markets, but focusing on Infianapolis and surrounding cities. Real test is running it efficiently to make that all in price tag worth it and we feel it will be. Find that first deal! It took a lot of frogs in 6 months to make our first purchase and now we are 10 days from closing on our second MF duplex. I know it is so different for everyone, but can tell you that once you have that first deal done.....You are only bound by what you perceive to be a limitation. Go get that deal! Todd

I would agree with much of the above statements.  Neighborhoods are very different throughout Indianapolis. Inside 465, outside 465 and each neighborhood has pros and cons.  

46235 is a very broad area.  If you can give specific streets by block, you are likely to get the detail you are looking for. Ensure you do your homework on the specific neighborhood you are buying in.  

I firmly believe you can't change a neighborhood on your own, but you can be a part of the larger gentrification in many neighborhoods throughout our great city!

I am curious to hear from local Indiana investors as well as out-of-state investors that have 2+ multi-family units in the smaller cities and towns around Indianapolis? We are finding a lot of great value opportunities outside Indy and curious to know your thoughts? Thanks in advance!

Clevor Investor Fast Track was the first resource I found in my journey.  The $297 is a drop in the bucket and the resources were good.  I will not put money into a mentor such as that, but have used that information well.

I have BP shortly after and use their Pro services more and feel it has tremendous value on an almost daily basis. I will continue my use of BP and only use Clevor Investor sparingly for review.

Clevor Investor Fast Track material is solid for the money and really helped me understand REI business set-up, structure and action points. I would buy the $297 deal again if I was doing it again from scratch.

Information is great, but if you don't know how to apply it properly then it doesn't matter how golden that information is!

I am looking to get credible information regarding property type conversion in Indiana.

If a property is zoned Commercial and is currently being used as a residential duplex, can it be turned to residential zoning?  What is the cost and potential process on this?

Bates-Hendricks is easily between a C-D area right now.  It is coming back and with the explosion of growth in Fountain Square there are some good deals.

The parts of BH that are in the D could become more viable, but it will take more than housing to do it. Growth and re-vitalization continues to creep further east and southeast from downtown.  

Do your homework and visit the area if you want to get a feel for it.
