@Eric Severson Speedway has been gradually turning and know a couple of investors that do well there.

Speedway is one of the few separate municipalities inside Marion County that operate as a town. Southport, Beech Grove, Lawrence are a few others that operate inside Marion County.

The purchase will definitely change things. There has already been a lot of commercial development in the area around the track.

When I see commercial development is strong, I am also seeing residential improvements as well. It has happened in many parts of Indy over the last 5 years.

If you want better direction, I can link you with another investor/property manager that has properties in that part of the city.

@Kamran Javadi it is just where we are. We are continuing to learn and grow at a healthy pace. We have 2 parks under-contract and 9 more in our pipeline.

People like Kevin Bupp, Tony Ferriss, Tim Kelly, Glenn Esterson, Charles DeHart and Frank Rolfe helped in many ways whether they realize it or not.

A huge shout out to Jeff Wallenius, Sydney Barker and the entire ADPI team. All are incredible partners!

It is all about relationships and I truly believe helping others.

@Michael Lowe I can only give you my perspective from my first couple years in real estate.

First, what is your why? If it doesn't involve pleasing everyone around you, then you have to stop looking for acceptance from others around you.

Second, since you have spent the kind of time you have described to progress it is all about actions steps at this point.

Pick a niche and GO! You have to be selfish about action to progress in real estate. Slow and steady is better than nothing.

You have to do what others are not willing to do, to be where others only wish they could.

@Nathan G. I started following BP in March of 2018.

First property October 2018.

Second property November 2018.

First commercial asset purchase February 2019.

Second commercial asset purchase December 2019.

I can say that the contacts and education from BP is directly tied to what I am a part of.

We have (2) more commercial assets under-contract to close in February this year.

My life has changed forever and Iwill always be grateful to BP and what they do!

@Amanda Galloway there have been a lot of great answers here.

46226 is much too broad as some have said. Your risk tolerance is crucial here and ensuring you have a good property manager or if you are doing it yourself ensure you have boots here to handle the emergencies.

Do your homework when it comes to management here in Indy. Ensure you check references in this task.

Great fully my offer is to buy enough real estate to pay for your "fun" car.

Your discipline and savings habits can afford you many "fun" things with the power of real estate.

Just finished Good to Great and Grit. Excellent business and mindset shift books respectively.

I am reading Power of Now and have to say it is not disappointing. Very intense and is a growth book in every way.
