@Padam Neopane both quickbooks and xero can do it for you.  My real estate investing clients use qb at the plus subscription level and use the class feature to separate as properties. @Landon Mizuguchi is correct its not perfect but its hard to find a software that does everything.  QB and Xero are accounting softwares, they get the work done so your bookkeper and tax person can get you to great point that you can pay your taxes.

 I have a lot of my. bookkeeping clients at Relay bank.  Easy to use, no fees and can open in 15 minutes, up to 25 accounts under 1 ein number when you open an account.  Happy to pass on my contact if you are interested.

@Brett Mach your exactly right.  The entry level Quickbooks subscription doesn't do what you need/want it to do.  You would have to go up to the Plus level which has the class feature.  When you put your properties in for classes you are able to run a P&L based on property.  Not the Plus level is pricey, so you have to decide what do you want to spend, money or time.

Happy to show anyone how this can be done as all my multi-propety bookkeeping clients use this level of Quickbooks.

My bookkeeping clients do not do this when they own multiple properties. But if you decide to do it this way, I would recommend Relay bank. You can have up to 25 accounts under 1 LLC and they can be opened from the comfort of your home.

Most of my bookkeeping clients use QBO.  It can work well for real-estate.  Most CPAs know how to use it also which is a huge plus.
