Mailing these postcards to absentee owners and trustees in all around Phoenix 1700 total leads every 60 days. Any advice? Very nervous as I am a noob. I have been studying wholesaling for a little over a year.

David Dachtera Thanks! I've been seeing that a lot as well. I made sure I am as prepared as possible. Read just about every forum here on BP, gone to a few seminars through AZREIA, and connected with some mentors. I've been studying for about a year now and figured it's time to take action. When my first deal goes through it will be a dream come true! Super stoked!

I am using a marketing company to mail the post cards. Postcardmania.com they're designing and mailing 5400 colored postcards for $2k total. I have cash buyers on stand by. I will be completely satisfied with at least 1 deal to make up for money spent on marketing.
