Post: LLC addresss - update when I move?

My lawyer set up my LLCs a few years ago and used my home address as my LLC address.

I moved. The LLC address now points to someone else's home.

I opened a PO BOX to use for any mail for my LLCs which is really none. 

Should I or does it matter if I update the LLC address? The PO Box mainly won't get used but in future I plan to use the address with any tenents.

What are pros and cons of leaving LLC addresses as is vs updating it to my new PO BOX. I'm not worried about mail going to the old house because right now I don't have any mail sent to the LLC.

who's insurance is responsible if a tree from one property falls on a car or house of another property?

Hello my fellow investors!

I had losses on my rentals last year as passive losses (I'm not a professional real estate agent).
I make $150k so cannot use them to offset my capital gains. 
This year if I have gains on my rentals (passive income) can I use my former year passive losses to offset this years passive income and therefore not pay taxes on this years rental income?

Example:  

$10k losses last year on passive income rentals.   Could not use that to offset taxable income from my full-time job.  

$10k profit this year on passive income rentals. Instead of paying taxes on this $10k, can it be offsetted due to last years losses?

Hello!  I am looking to hire a tax accountant to handle my taxes.    I have 6 rental properties so I want to make sure I'm taking advantage of any and all tax breaks.  I'm in the St.  Louis area.   Do you have recommendations?

Post: Roofing inspections on tall buildings

I recently went under contract with a house that has 3 stories (2-story with large attic).  There isn't access to the roof from the 2nd or 3rd story.   They only have 30' ladders and that wouldn't work.   They didn't inspect the roof.   Should I expect them to?  They gave me a contact to a company that uses a drone.   That costs $175.    Should I expect the inspector to cover somE of those costs?  What is your experience with roof inspections on 3-story buildings?

Post: FEMA assistance for rental properties

I live in St. Louis and due to the major rain and floods at the end of July, FEMA declared St. Louis and surrounding areas a major disaster area and that they offer assistance to home owners. I had damages to a couple houses and decided to fill out the FEMA application. I got stuck at one point so called FEMA. The representative told me I could apply and possibly get a loan from Small Bussiness Administrstion but could only obtain FEMA assistance for my primary home. I've had other people tell me I should be able to receive FEMA assistance. Has anyone dealt with this and have any insight?

Update:  Court was cancelled due to a snow storm in January and then I left tbe country for a month.   Finally went to court a month ago.   It was a slam dunk, the judge awarded everything I asked for to me.  
now the next part - will I actually get paid?the lawyer submitted garnishing her wages.   Waiting on that.  She still has a job so I am cautiously optimistic.
