@Jon Abadia I agree with Alex. How big are these items that need to be repaired? Are they expensive repairs? If not just buy it and get them done. Also once the hone is inspected and you know exactly what the issues are to be repaired why would you worry a out an inspector? I guess unless it’s something like an hvac system coil not being at the right temp. But when we have inspections we are able to easily verify of the issue has been resolved by just going and checking. That or the seller will take photos that show the item was repaired.

I’m working on a lost right now of red flag repairs. There’s several we don’t even care about cause we don’t want it to hold up closing.
