Hello Friends of BiggerPockets,

I have a deal that I was going to use a small community bank to fund the purchase price and rehab. I made a late payment on my student loans and it dropped my credit score below their requirement. Have anyone had experience bringing in a partner in a situation like this? I want to bring a partner in just to use their score. Would we need an LLC? Are there articles/blogs about this?

Hello BiggerPockets world,

I want to get some of your opinions about which is more effective when sending direct mail. Do you receive more responses when sending letters in envelopes or sending flyers? I've purchased a list of 500 properties.

Hello friends,

I've recently purchased a property well below mark value. It's a vacant home on 2 acres of land. Just found out that the there's no new dwelling allowed on the land because it's on a flood way, accordingly FEMA mapping. Have anyone had any experience with this?

Hello Friends

I found this property in a small college town. This is an ideal rental property for college students. The seller is under water on the house and is in the pre-foreclosure stage. The property is in a really bad condition, the repair cost is too high for a flip based on comps. What’s owed on it will not make it a good wholesale deal. I’m thinking this may be ideal for a subject to deal or a short sale. Any advice?

The house has a payoff mortgage of 41K

The ARV is 70K

The house is currently vacant, rundown, and has no water heater. It’s worth 20K max

It’s a 3b b1

Houses in the area rent out 400 per room on average.
