After discovering BiggerPockets.com and the Podcast, it got me motivated to get back into real estate investing!  I've had one rental house for the last 12 years and then lost the drive to continue real estate investing until finding BiggerPockets.  I hesitantly called my financial advisor to ask him what he thought about real estate investing and to my surprise he said "I love it and thinks it's a great way to diversify" and in fact he personally invests in real estate.  He referred me to "his guy" who happens to be a seasoned buy and hold investor, a licensed real estate agent, and a licensed builder!  What a blessing that was!  Over the past 3-4 months not only has "his guy" mentored me, showed me dozens of properties, given me on-the-spot rehab estimates, showed me what to look for, taught me countless lessons, instilled confidence, and motivated me... we have also become pretty good friends.  Sooo, with all that being said, and after looking at dozens of properties we found a nice duplex that I was able to purchase and then just from asking the seller of the duplex if she had any other properties for sale, I was able to purchase a 3-unit from her off market a month later. I'm excited to be back in the game and look forward to adding more units in the future!  I can't thank BiggerPockets and my new friend/mentor enough!

I really appreciate all the feedback!  Isn't there sometimes an advantage to inheriting tenants (good tenants) so you can acquire a cashflowing property from day one?

If you had the option, would you inherit a tenant that is $500 (1 month's rent) behind on rent or would you have the seller evict the tenant prior to closing?  Thanks in advance!!
