I am looking to buy a brownstown in the Brooklyn neighborhoods of Bedstuy, Bushwick and Crown Heights and it is challenging in such a hot market. I intend for the owner occupied unit to be my primary residence with 1 or 2 rentals.  Realistically I am not looking to be cash positive after expenses but I would like the  rental income to offset a sizeable chunk of my unit's mortgage.  

I would love to connect with a developer/builder who can do gut renovations but also be available to walk properties with me prior to my making an offer and give me ballpark renovation estimates.  Any suggestions on where to find quality companies/individuals?

I am looking to buy a multi unit property in Bed Stuy, Bushwick or Crown Heights that I plan to live in and rent out the other unit(s).  I dont expect positive cash flow in that market but at minimum I want to offset my mortgage expense for my unit with rental income.  I have a budget for what I can spend on the purchase and renovation.  I am looking for advice from a developer or contractor who can give me an idea on a cost per sq ft basis to do builder grade renovations on the rental unit(s) and a high end renovation on the owner occupied unit. Since the total reno cost depends on the condition of the structure, I only want  to get a $/sq ft estimate after 4 wall sheet rocking.  I have a PowerPoint deck that lists examples of appliances, fixtures and floor coverings that I would use for the owner occupied unit along with the corresponding  retail prices if that helps.  I want to get a rough cost per sq foot estimate to insure that my total budget is realistic.  I would love some feedback.
