i'm 21 and I have never taken out a loan. Taking out 100k and up is like taking a car and ramming a wall to me. what are some do and don't with OPM. how did you get OPM? what was your biggest mistake using OPM?

Should I talk to my attorney before I talk to the seller? What information should I bring to my attorney, after I get a deal or before a deal? Should I find an attorney before I start making deals? Should I assign contracts with my attorney before I negotiate deals? Wholesale Steps Step 1. Negotiate deal Step 2. Go to laywer for a contract for the seller and another for the buyer Step 3. Contact seller Step 4. Seller signs contract Step 5. Ask everybody I know Step 6. Contract is bought Step 7. Go to the title company? Am i missing something?

I did some networking and met some investors who buy fixer uppers. They told me I could do wholesaling. When I'm meeting with a seller, and we have negotiated a price on the property. How would I ask for a contract for wholesaling. What should I do before I recieve a contract? What should I do after I recieve a contract? ( Go to a lawyer ) How do I sell my contract so I don't get ripped off? Do I ask for cash or a check? Do I write my own contract for a proof of purchase that the buyer has to sign, to get my deal?

im 21 years old and a newbie from portland oregon. I made 12 cold calls for the first time and 5 answered. Where can I find OPM? What not to do when getting an OPM? Should I get a lawyer when dealing with an OPM? What makes a good deal? What makes a good location? How do I know if this deal will have cash flow and appreciation? what questions should I ask the seller? i heard you can get a propety below market value, contract it, find a buyer and sell the contract to make 10k?
