It's a sellers market in my neck of the woods, East of Houston.  People are definitely flocking here.  All of the major plants are still hiring- Exxon, Chevron.. even with the declining oil prices.  Plastics and Chemical plants are in full swing and are expanding rapidly.  The smaller oil companies that are doing layoffs are hiring contract workers out of Louisiana to keep the plants running. (My husband being one of the casualties.)  We're trying to put our investment strategies into full swing so that he doesn't have to go after another W2.

@Charlie John  Thanks for your input.  I understand what you're saying.  I've modified his script to work for the level I'm on and the people I'm dealing with.  I'm more desperate for a deal than Michael is but I'm still able to put his plan to good use.  Best of luck to you!

@Percy N. The first mailing didn't provide many calls, around 1,000 post cards. The few calls we did get didn't work out on the numbers end because of the insurance. We were looking just for buy and holds at the time. With the new list we sent post cards for the first mailing and will either do letters or a different type of post card on the next one. Our criteria is SFR's, 30-100% equity, owner occupied & absentee. We sent out 2,200 cards this last go round. So far only 3 people don't want me to mail to them again. I think we've got a good list and will continue to work it.

My husband @Warren Van Zandt and I are on our 2nd Yellow Letter Campaign.  The first didn't go so well but we've learned from it and are at it again.  To prepare myself for the phone calls I knew would soon pour in I listened to both BP podcasts 77 & 81.  I took my Michael Quarles notes and tried to imagine the conversations in my head.  The calls started rolling in on the 16th and have been coming in 2 by 2 everyday since then.  With each call I'm perfecting the 5 questions.  Moments ago I finished one of these conversations and afterwards my husband walked into the office to pay me a fist bump and called me Michael Quarles!  I was beaming!!  Thank you @Michael Quarles for being my Yellow Letter hero!!  In "Rich Dad, Poor Dad" Robert Kiyosaki says that when you're in the moment you need to pretend you are the person who is your hero at whatever it is your doing.  I am Michael Quarles!!

Welcome!  It's a great place to be, right?!!  My husband happened upon this site and it was like Christmas morning for us. We love the community and are hooked on podcasts.  We don't listen to much music anymore, just Brandon, Josh and all their great guests.  If you haven't already, check them out.  I understand your fear but "this too shall pass" :-)  Best of luck to you!

I agree with @Russell Brazil.  If you can lean on an experienced agent while you get your feet wet, that would be best.  It's a great feeling to get paid while your purchasing your investment properties and can help you make the numbers work in your favor.  Once you are buying enough properties to make it worth the cost of the license then go for it.  My husband wants to get his license because sometimes he needs to go look at properties without me and he can't.  Best of luck to you.
