i have read that all depreciation will be recaptured, appliances, etc. It's all going to be tallied up when you sell the property. The only out  is to pay this when you sell, or die with it and leave it to your heirs which will 0 out all depreciation AND set the basis to whatever it is worth when you die.  bottom line, die with your property.

I'm in Los Angeles city proper under RSO(Rent stabilization ordinances)  I had a tenant who gave 90 days to leave the unit because I had a  family member coming to move in. This happened in september 2019, the tenant notified me that they were entitled to relocation costs but would forego this if I let them stay the last month free.  I opted to do that and they left. Shortly after that I decided to just sell the property because I didn't want to deal with tenants anymore.  How long does the tenant have to claim the relocation no fault eviction cost ?

Is there even a claim to it since, it looks like they were well aware of it but decided not do it and moved out voluntarily?  This is very specific to LA city proper. Thank you in advance!
