@Matthew Rollo very interesting thread.  I'm a newbie myself and hoping to do at least 1 flip in 2017.  I've enjoyed reading all of the responses so far.  Glad to see all the attention this is getting, but would like to hear from some of the more experienced flippers.

@Will Barnard thanks so much for sharing with us what you have learned!  I am new to investing and have been reading and soaking up all that I can.  I am interested in rehabbing and work a full time job, so this is great knowledge to have.  I never considered the importance of a PM.  I was just planning on a GC.

@Will Eagles No I haven't made any deals yet.  I have a bit more learning to do before I make the jump.  I'm really glad that I found BP, it has been an amazing source of information and a great place to get to know like minded people.  I'm sure it won't be too long before I'm ready to get started as long as I keep focused on learning all I can.
