Land is a very complicated deal to put together I would get the parcel number and look it up to see the zoning on it and survey history. Do some research on it before getting involved because land can be tricky. I currently have a land deal that I'm kicking around and I have one of my bird dogs who has a lot of experience in land development helping me analyze it to see if it is something I want to go towards.

If you have a friend who is a real estate agent they can help hugely if you don't have one get one quickly. They can help you look at the MLS Expired listings and you want to find the ones that accepted cash offers. Those typically have buy and hold investors involved and it allows you to pin point the areas where they are looking. Good luck to you.

Raj, You have a bunch of options for this method. The MLS method is talking about works great, Direct Mailers have brought me some great success, you can also go to the court house steps auctions and hand out your business cards to the guys there and let them know what you are looking for and if their investor buys one of the fixer uppers by accident because they are typically site unseen that you are more than happy to take it off there hands, this works well and is another way to out source. I am not an experienced real estate agent or broker but I do have both on my team. Although I am a new wholesaler I did take the time out to meet with people in my area and seek out some experienced professionals and built a team. This deal did not find me I found it. I appriecate the different opinions and concern but I see failure as an opportunity that was given up on and not revisited. Just because something doesn't work one way, doesn't mean it won't work another. Sometimes the winner was just gave a little more effort or was a little more creative. Maybe I'm just to optimistic

I had been educating my self on wholesaling for 3 months before launching. I spent that time reading, learning, finding team members, and some mentors. Direct mail was the first marketing I tried and out of 2,500 letters I received 75 phone calls and still counting. From that I currently have my first deal in the making in process, I have 6 properties in escrow, 7 that need to be set for appointments set, 6 that are motivated to sell and want me to call in March, April, and May. I am an advocate of direct mail, if your not doing do it.

No problem Ronda. Zach to answer your question the pay off is around $15,000 the default amount was a little over $7000, attorney fees for probate are $2,200.00 I'm going to give the guy $4,000.00 and am wholesaling it for $42,000.00 I'm looking to make a little over to $13,000.00 give or take a few hundred for actual exact numbers. I do already have a buyer lined up and itching to get it.

thanks for the advice the owner is 81 years old and wants to be done with everything long story short everything is owned outright and are cash positive but when you get to a point of not having the youth to stay involved it's time to pass the tourch and not let it die

The gentile man would like to like to liquidate and I would like to help him even if I don't purchase it, I would like to help put the deal together for someone who is looking to invest in these types of businesses.
