Thanks Bill, I appreciate the response. I think you're probably right about the level of motivation. I guess my question is assuming that I have done my due diligence and determined what I believe to be an accurate ARV, do my buying criteria change at all because the property is free and clear?

Hey guys, a newbie question for ya: I've been mailing to absentee owners in my county with some pretty great response rates. I'm hearing from a surprising number of free and clear owners and I'm wondering if these leads should be handled differently than those with financing on the property. For example, if a free and clear absentee owner calls about a property that is in good shape and is currently rented, do you still go for the 65% less assignment MAO formula, or, since this property would sell to a landlord, should my offer be based
purely on the potential cash flow (i.e. 50% and 2% rules)?

Hey Thomas, congrats on beginning a direct mail campaign. It can be an extremely effective medium when used correctly. One thing that can help is to use 'mail merge' to personalize the cards. When you obtain your list, use the mail merge feature in Click2Mail to make each card say 'dear Mr so and so...'

This alone can really impact your response rate. (You may already be doing this, but if not give it a try.)
