Post: Roaches! Who should get the bill?

If the unit did not have any roaches when it was given to him, and your lease states that it is their responsibility, they should pay for it. Since you already got the problem taken care of, I can see how it might upset the tenant that he'll have to pay for it. I'm sure if you told him before hand that they have to pay for pest control, that might have changed his mind about whether he wanted you to take care of it or if he could have just taken care of the problem himself. Regardless, the lease says what it says. If you go changing it at your discretion, they could find many more issues for you to fix. For next time, I would let them know when they call you, that it is their responsibility, you could get someone out there to fix it, but you will have to bill them afterwards. Then they have the chance to say no and fix it themselves if they don't want to pay for a professional. Although from a landlord point of view, I'd rather have a professional do it, rather than the tenant.

 In one of the podcasts, I think Brandon or Josh had mentioned if his tenant doesn't keep the lawn in good condition, he would hire a lawn care company to cut the grass and then bill the tenants. 

 I was actually thinking about just raising the rent by the amount of the lawn service and get it over with, then the tenant kind of feels like they're getting an extra with their rent payment instead of knowing they're getting billed for it.

I did not like when the yard was not kept up on my property. I would drive by and the grass would be about a foot tall. The property is in a nice neighborhood so it definitely stood out. Now they hired a lawn service so I haven't had that issue to worry about. I think from now on I will include lawn maintenance in the rent just to keep the property in good condition. Does anyone else recommend this idea?

Good stuff man! I admire the work you're putting in to make it happen. I'm looking for buy and hold deals on the MLS but in this market, it's getting very hard to find them. Its looking like your method is the way to go.

Even if you're forced to accept section 8, that does not mean that they automatically pass your own requirements. They can have section 8 and still not pass your screening. So I would be careful about what you say because the law might be against you. But as far as I know, in Florida, they still have to pass the landlords screening requirements.

Hello fellow investors,

I am currently working on a website and I am using Wix in order to create it. 

I want to have a section for sellers to fill out a contact form, and an online applications for potential renters to apply directly online. I know there are platforms that allow you to embed those forms on a website. Does anyone know if there is an app from the Wix App Market that will allow me to do something similar to that?

Hello everyone,

I am currently on the hunt for some recommendations of some local professionals. I would like to know if anyone knows of a good attorney, CPA, or insurance agency in the Brevard County, FL area. I'm doing some research but would like to get some recommendations if anyone has any. Also if anyone has dealt with a good company that does 1031 exchange, that would be greatly appreciated.

I've been wondering the same thing. I recently just went on amazon and bought a college text book on real estate investment analysis. Still haven't read it yet but it is definitely more advanced than any other book I've read. Its not as fun to read, definitely reads like a text book but I'm sure it's a lot more advanced. I recommend looking for college text books on real estate. You could check chegg, or other text book websites like it.
