Nice to see a fellow Fairless Hills resident on biggerpockets. Multi-families in our immediate area are few and far between. Bristol is your best bet for those. I am working with clients who are investing in multi-family rentals in Northeast Philly (Frankford) with some success. Once you narrow down your area let me know and I'd be happy to send you some rental numbers from the MLS.

Thanks for all the great responses. My issue was that it was part of the "reply to inspection" that the sellers agreed to repair.  Instead of doing it properly they just ran pipes up to the ridge vent. I said it wasn't properly fixed and the listing agent is saying it is up to code. I guess i will have to contact Philadelphia's L & I.  Thanks again for the quick responses.

I'm currently in the process of buying a rental in Philadelphia.  The seller will not vent the dryer and fan vents through the roof. They currently vent a few inches from the ridge vent.   I know the reasons they should vent through the roof but was wondering if they HAD to be vented outside. I can't find the code anywhere.  Listing agent says there is no use and occupancy requirement to make the change.

Kevin is right. Although some duplexes are available in Bristol Borough, sometimes they may not cash flow as they are in high demand. SFH's have more availability and can make great investments. I am pretty tied down working full time and in real estate but if you organize a meet up sometime, let me know and I will see if I am available.

Welcome to the world of real estate investing.  I am an agent in Bucks County and grew up in Levittown.  If you are looking for multi-family properties in Bucks County, your best bet would be in Bristol Borough or Morrisville Borough.  Levittown has plenty of opportunities for single family rentals.  I am currently working with an investor who does pretty well in Northeast Philadelphia.  If you have any questions don't hesitate to send me a message.  Best of luck.

Hi, 

I joined bigger podcasts years ago to learn more about the investing aspect of real estate.  I recently got my license and am finding it hard to find new leads.  I work full-time so selling real estate is not a major concern, but I would like to pick up a few clients to get me started.  What were some of the marketing tools (mailers, email, Facebook, etc.) that you used when first starting out?  I wanted to send mailers to everyone i know but am having trouble finding a site that helps create specific mailers.  Any suggestions?  Thanks for any insight.  I have heard part time real estate agents fail more times than not but I am still interested in giving it a try and seeing if I can one day make the shift to full time agent.

@Gregory H.  Thanks for the detailed response. The buyer would be using for personal use so there would be no leases or searching for future tenants.  The zoning is for light manufacturing which would fall under his business.   Ill have to research some more lingo online.  What broker do you work under in Yardley?
