Hi, 

I joined bigger podcasts years ago to learn more about the investing aspect of real estate.  I recently got my license and am finding it hard to find new leads.  I work full-time so selling real estate is not a major concern, but I would like to pick up a few clients to get me started.  What were some of the marketing tools (mailers, email, Facebook, etc.) that you used when first starting out?  I wanted to send mailers to everyone i know but am having trouble finding a site that helps create specific mailers.  Any suggestions?  Thanks for any insight.  I have heard part time real estate agents fail more times than not but I am still interested in giving it a try and seeing if I can one day make the shift to full time agent.
