Lawsuits are a part of everyday life living here in America. How do you protect yourself if you are a realtor. Most people think maybe I should purchase E & O insurance. Do you really think your brokers E & O insurance will pay to defend you, they will defend your broker but ultimately you are the one that is responsible. They may initially help you, but you need to check their policy and the fine print to see if you're really covered and who or what they will pay in a lawsuit. Just remember there are all types of lawsuits and if your brokers deductible is $20,000 and your broker is being sued because of something you supposedly did as an agent. Guess who is going to be paying that deductible, it will not be your broker, it will most likely be you since you are the one named in the lawsuit. When it's all said and done they will come after YOU and recoup all costs. Remember even if you don't know about something and it comes back later guess who is responsible for knowing all of this, you the realtor.

Here are the most frequent claims made against realtors, fraud, negligence, breach of contract, breach of duty, misrepresentation regarding floods or leaks, misrepresentation regarding the value of property, misrepresentation regarding the condition of the property, consumer protection act, bodily injury, property damage and earnest or escrow disputes.

What do you think of mlms, I was introduced to a brand new company that is going Nationwide and was recently televised on Oprah this season. They have made over 200 million in 3 years marketing diet and health supplements online with no plan. I was also told that less than 500 have signed up in their pre launch and will be officially kicking off on 10/19/09. Well BP what do you think about jumping on board a brand new marketing company that has 2 legs or binary whatever that means, something about stronger leg and weaker leg. I have never been in a mlm and not sure if it is good or bad thing to do. It only cost $70 and they have 10 ways you can get paid.

I think they do not have any state tax and or city taxes, Phoenix and Henderson at one time was always in the top 3 as builders in new constructions, so if it is anything like the Phoenix market it is a very good thing for investors.

I was always taught don't fall in love with the deal but make sure the numbers work for you, what works for me is not necessarily what would work for you. Based on what information you provided I would pass on this deal, too many red flags plus property is priced a little high for me.
