Post: Seeking 80k / pull money out of rehab

I have a house I bought and rehabbed and am looking for a flexible, non conventional, lender who can help me pull money out to pay off taxes. The house should appraise at around 100k.

I agree with all your input. My original posting did not make it clear that I was going to make the payment to the HOA, not the renter. So, the question I was seeking input on was whether it's inappropriate to ask a renter to pay me for the annual HOA fee, separate from the rent.

I have decided to not pass on the fee, as Kristine mentioned, it's a PR issue and is a potential point of conflict with renters....especially when they don't get any perceived value from it...

A home I am renting has a home owner association fee of 275 per year.  It's used to cover maintenance of common areas...No pools or parks.  I have included this as a yearly fee that the renter pays.  I guess I could have added it into the rental rate, but I didn't.

Does anyone see any issues with this?

Can anyone provide some examples of the partnerships that have put together.  I know the deal can be structured anyway we want, but I am looking for examples so I can get some idea on what has worked before...

For example:

Two way (50/50) Flip
- Partner 1 provides all capital for buying/rehabbing at prime + 5 (say 9% flat, no points)
- Partner 2 does everything else, identifies property, manages rehab, flips property
- After project done each partner gets 50% of profit

Three way (33/33/33) Flip

- Partner 1 provides all capital for buying/rehabbing at prime + 5 (say 9% flat, no points)
- Partner 2 does project management, accounting, records
- Partner 3 does coordinated all the work required to rehab the property
- After project done each partner gets 33% of profit

We have a 15x15 concrete patio that is cracked in many places. Has anyone had any experience repairing with some of the newer solutions such as jacking and filling with epoxy based products

Thanks Roy, do you recommend electronic locks over those used by landlordlocks and the traditional / manual / master key solutions for landlords with 10-20 properites

Has anyone ever used a Keypad Deadbolt such as Schlage FE595, it's around 100 but you it has 19 user code capacity with 10,000 user code combinations to choose from
