@Conrad Johnson is the crack in the slab? If the cracks are more than an inch or more then I would be worried. I just put some flooring down in my home and cracks are typical.

Take a look at the windows and door entrances for foundation issues. If they are lopsided then you may have a problem.

It should be cheap to call a multiple foundation contractors to see if you have a problem.

@Mia Brewington I am beginning to look in the

Fayettevile, NC because of the military. One thing that puzzles me is why is there so much inventory that is not rented. Please share if you find any information.

What are the rental comps in the area? How much rental inventory is available in the area? Does the properties need rehab and if so how much? Have you laid eyes on the properties? When something is too easy then you need to ask more questions than normally.

@Keith N. As long as you are comfortable with the purchase and overpaid to get the deal, so what. You pulled the trigger and have a plan that will work out with the numbers you presented. Living in one and renting out the other is a great idea to get FHA financing. It takes "BOLAS" (Spanish) to get started in Real estate investments, and now sky is the limit!

@Alex Johnson I have a townhome in the same predicament. It is in a great area and never had a problem renting. So I paid it down and refinance. Now, I have positive cash flow but nothing to bragg about, but the property is appreciating. 

I suggest pay it down, refinance and keep it especially if you are in a nice area. The worst case is that you have someone pay your mortgage and in 30 yrs it will be paid off.

@Jeremy Love Welcome to Bigger Pockets! Listen to all the PODCASTS they are so valulable. I currently have two rental properties in Greensboro and it is a great area to invest. Use the calculators to analyze deals. This will help save you from getting involve in a bad deal.

@Anna Buffkin @Dee Gladney @Michael Cosby Hey guys/gals, I want to invest in the Columbia area but I hear the property taxes triples once it is a rental property verus a primary residence. Is this true/false and can you eloberate?
