Can anyone tell me how I can find out details on how many houses/what types of houses were sold in a certain area in within a particular time frame?

If you're in a sellers market and you're looking at the MLS, I would guess that it's going to be very difficult (borderline impossible?) to find a deal that will make a real profit. Auctions might produce some results, but are you able to walk through the property before buying? If not, and you're a new investor, how would you know if the house were really a good deal? Seems like you might want to investigate other means of identifying distressed properties and distressed sellers (look into acquiring lists, perhaps? direct mail campaign?)

I'm actually looking in my hometown area, the suburbs between Houston and Galveston.  Can I ask how you're searching for your deals?

Noobie question - I'm searching on Realtor.com and I see a house listed but it has a red tag by the name that says 'pending.'  What does this mean, exactly?  If I really want the property should I contact the realtor and submit an offer?

Wow great progress, Sohail!  Congrats on putting your first one under contract.  I am landscape architect/urban designer and am (working to start) investing in Texas.  This thread has provided some great info!

Thanks Alex.  Pocketdeed.com doesn't seem to recognize my filter inputs - when I tell it to search 'League City, Texas' or '77573' it comes back with properties from all over the county.  Perhaps I'm doing something wrong?

Also, I currently live in Australia, and for some reason you can't view loop.net from here!  So last week I purchased a VPN service just to get access to loop.net, although I haven't gotten it working yet.  I'll be trying to sort it out tonight.

Hi BP, I am researching my market, and I want to find all 8-30 unit apartment buildings in my area.  It doesn't matter if they are currently for listed for sale or not, I just want to understand what's out there.  I have asked my real-estate agent to supply a list, but I'm wondering if this information is publicly available some where as a database.

I guess alternatively I could just drive around my target area on google maps street view and make my own map, but this would take quite a while...

Mario, this is excellent info.  For the record both my partner and I are US citizens, he lives in Houston and I live in Melbourne.  I will think about your comments and check out the links.
