I'm in a rush at the moment and don't have time to read everyone's comments, but all I can say is this.  When my buddy first introduced me to GC, I watched a couple of his youtube vids and thought he was a bit of a classless jackass.  But something brought me back to him, perhaps just his salesmanship or his growing omnipresence.  I eventually purchased his audiobook "Be Obsessed or Be Average."  I've listened to it five times.  For me his message has seriously resonated, and, without exaggeration - living by those tenets has not only changed my day to day life, it has change the trajectory and scale of my ultimate potential.

I think in 10X now.  I try to do everything in my life in 10X.

Post: Question About Probates - Send mail when executor owns property?

I have a question about direct mail to probate properties that I hope someone can help answer: Should you use a specific wording for cases in which the probate administrator or executor appears to live at the property?

I ask this question because it seems like an entirely different situation than if the administrator lives at another address - clearly these folks have a need to sell, whereas if they live at the property they just inherited they may have no desire at all to sell.  Wording your letter with the assumption that they surely must be wanting to sell their home seems a bit crass, no?  For example, would you really ask these folks, "How is the estate coming along?" or "Let me know when you're ready to sell."

I feel like if I were these folks I would read the letter and think, "Why is this a**hole assuming I want to sell my house just because my dad passed away?"

This is a major benefit to wholesaling, in my opinion - I can be really fun!  I've found great satisfaction and excitement simply building a business, forming a team, and beginning to understand the power of leveraging the skills and enthusiasm of great people.  It's just fun to build your own machine that begins to work for you and support your own efforts, and the barrier to entry is extremely low compared to other business ventures.  However, you still have to be a true entrepreneur to succeed in it, and that means hard work and determination.

Hi, I have a probate seller who is interested in taking an offer, but the property has a reverse mortgage on it.  What is the best way to handle this situation for wholesale or fix-and-flip?

So just to be clear, if the title search shows that a significant mortgage is owed on the property, I should probably walk away?  I have read that the mortgage is cleared after the auction but this seemed unlikely to me...

5. I've partnered with a friend from back home.  He's the boots on the ground.

Also another BIG question - is there any way to confirm whether the property is a 'homestead property' before the auction?  When I look up a property on the county appraisal district website I sometimes see that the "owner mailing address" and "property address" are different - but there is still a homestead exemption on the property!

Also, if I bring a certified check to the auction, should it have my name on it or the name of my LLC?

Or does this even matter?
