Hi All,

I bought a single family home here in Newark Nj about 2 years ago and am originally from New York City. I have been doing some research and saving over the years since purchasing my first home and want to invest. I was considering Baltimore due to the affordability but then I saw that it has high vacancies and I don't want to deal with that. That is why I am considering Philly as it is close to me and affordable as well, plus I am more familiar with the city landscape than Baltimore. I am looking for a single family (or multifamily) with 3 bedrooms or more and primarily want to target renters who are college students. I see various single family brick buildings for less than 200K and in good shape with renovations etc. Does anyone have a real estate contact or can someone let me know if Philly is indeed a good market to go after? From a business standpoint Philly has been growing and the college town aspect is growing as well so for me these are good indicators.I am looking to put down about like 20% since I will stay in my current home.

Feel free to chime in with thoughts whether good or bad! 

Hey, I am done with attorney review and am looking for an inspector for Newark NJ I have about 4 leads but want to see if anyone can help. Looking for someone who includes termite/bugs, oil tank, sewer line and radon. My cheapest right now is $600 without oil tank and sewer line. Let me know!

Hey all, Been looking to buy in Newark and put in two offers already but got denied haha. Mainly looking for a single family or two family near good transit as I will be living there. Any insight would be helpful!

Hey everyone!

So glad to have stumbled upon this thread. I’m from NYC and have been looking since May to buy a two family in Newark. I would live in one unit and rent out the other and have been looking at properties in Lower Broadway along with Lower and Upper Roseville. I chose Lower Broadway due to the proximity to broad St station and the light rail and have seen development plans for that area TBD. I also chose Lower Roseville due to the light rail all along the park and because it’s also near by to University Heights, which is booming atm. Currently looking for properties less than 300K with little repairs needed. Can anyone give me some insight if these areas are positioned to grow? Any other insight on other areas would be great as well. This is my first time  buying so somewhat anxious and overwhelmed!
