so i guess it would b better to just refer the notes to other investors until i can fund them myself. Do u know what to look under in public records to find these notes? i started a topic about this but no one has replied yet...thanks for ur help!

I am interested in wholesaling properties and notes to investors but havent had any luck finding any yet. I have my website up and advertising in quite a few places like twitter, myspace, fb and craigslist but nothing yet. I am limited on funds at the moment to start getting business cards and placing ads in the paper, once i can get my 1st deal i can invest some funds on advertising but until then i now realize if i want things to happen soon i need to get out and take action. Anyway what i was wondering is what do i look for at public records to get leads or list on properties and notes? Also who can i connect with so they can call me with leads? Monday i will start taking action but i need to know what im going there to look up, any help and advise would be very appreciated, thanks!

Thanks for the info! Yes I plan on doing this full time...wholesaling notes and properties. I already have my website up and have started advertising on as many free sites as i can, I just need to be more consistent with it. I realize marketing consistently is the key to a successful business i'm just a little strapped for cash now but i will slowly work my way up on that. But u can put a contract on a note and wholesale it jus like u would a property, right?

I've been reading the forums and i also am interested in non performing notes. They say u have to get a mortgage broker's license to do business legally but cant u just wholesale the note just as you would the property it self? Put a contract to buy the note then wholesale it to another investor, this can be done right... Please correct me if im wrong. Also if i am right would i have to put emd on note?

Thanks for yall input! Im still searching for a good deal but kinda having a hard time. Not giving up though, thats y i was wondering if it would b good jus to put alot of offers in to increase my chance of finding something. Not interested in short sales just yet maybe later down the road.

Thanks! So i just have to minus repairs, transactional funding, closing cost , profit and of course take the 70% off for investors to come up with my offer right? Also would it be a good idea to put alot of offers out to increase my chances of getting a deal?

how does it work doing a double close if u find a deal through a realtor? Does the seller pay the commission or would I?
