Currently in Gulf Shores, with expansion to Destin and Baltimore in the near future. Always looking for lenders to expand my options as well. 

Agree with @John Underwood; pull the trigger if you see something you like based on the numbers working. Pulled the trigger on Gulf Shores because the numbers worked with the ShortTerm Shop. Plan for the Smokies in the next 90 days if not earlier. You got this if it is part of your plan. I wish you well.

@Marija Sparano Pints and Properties by Shelby Osbourne is an active local group for Fayetteville which has shifted to the Zoom platform. It is a great source for sharing information and meeting others investing in the area. They have a Facebook page and IG as well.  I am an investor in the market although I now live out of state. Hope this helps.
