 I definitely appreciate your encouragement as well as advice, I definitely will explore through this brilliantly systematic community to receive all of the potential it has to offer, I'm actually deciding on upgrading to the pro edition to get a even further in depth experience but until then I'm overwhelmed and definitely excited with all of the support I've been recieving so far, thanks Jon!!

 Ned I appreciate your input it definitely means a lot to me because it indicates to me that I have a support system, and especially now I that system has reached my front door literally lol, I'm full of ambitious as well as enthusiasm towards meeting with experienced investors in the greater Baltimore area to become more acquainted as well as established within my local market, i would definitely like to keep in touch with you as a proceed through my career and hopefully meet at a meetup really soon.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

 As your goal is to be an active investor or more specifically an "operator" making money from transactions I think the 1st step you should take is to become licensed. 

It will provide you with an education, open up many doors & give you many opportunities to earn in this business.

 Licensed as in real estate agent or my own inc.?
