 Thank you Jon. I initially tried to place th as in the marketplace forum but I kept getting rejected. I was using my app to post and once I hit post, the entire app would close out and place me back to my phone's home screen. Thank you Jon.

If you are the buyer and you are using bank financing to purchase then I would go with the following:

  • Contingent on home appraising for sale price or greater
  • Contingent on buyer approval of home inspection results
  • Contingent on a termite clearance 

These are just a few.  I dont know if this is what you mean or if you are referring to wholesaling where you put a home under contract with a seller and you as buyer looking to assign the contract.

Hey BP members!! Just wanted to know the required clauses associated with a purchase/sale agreement to minimize risk of an investor? I know a contingency clause provides a departure from the deal free and clear if obligations are not met within the allotted time but what are other recommended documents??

Yes I definitely took into account that photos are essential because I would gain more attention from buyers online with pictures as well as specs of the property such as ARV repair costs and mortgage/lien info ( if applicable) but hey ned do you attend any other meetings besides the BWI meetup?? And if so, which ones??
