A great way to advertise for people and look at other peoples advertisements is in the "marketplace".

I know and for two days now I was rejected from posting this ad in the marketplace. The reason why I posted in this forum was just to see if it work.

If you are the buyer and you are using bank financing to purchase then I would go with the following:

• Contingent on home appraising for sale price or greater
• Contingent on buyer approval of home inspection results
• Contingent on a termite clearance 

These are just a few.  I dont know if this is what you mean or if you are referring to wholesaling where you put a home under contract with a seller and you as buyer looking to assign the contract.

@Tarrin Lilly As a wholesaler it is helpful if you provide an After repair value ARV and repair estimates. The problem is who is going to do the work. How good is the investor at managing projects? The same property could cost one investor $30K to renovate and another $55K to renovate.

It may be just as good to  show some photos and perhaps a lit of things that need to be repaired but not give a rehab estimate.
