I'd also suggest a duplex - the problem is finding deals is easier on the SFH side in San Antonio. A lot of duplexes that are good deals require rehab so it depends if you want something turn key or willing to put some elbow grease in. I'd also use the cash for multiple deals with loans to give you the opportunity to buy more than one property!

A lot of really good points being made and I also vote for San Antonio (Not just because I live here)! There is still lots of room for appreciation and, even better, we’ve been seeing the market favor buyers for the first time since 2020! I see some really great opportunities coming up for investors in the coming months and am very excited about it :)

This is one of my favorite maps! You can see the increase is super high just about everywhere north of the city. I'm surprised to see those big decreases but I usually steer clear of the west side.

@Thomas O'Donnell All of these answers are correct - most properties are no longer cash flowing in San Antonio unless you are buying something that needs a lot of work. Most investors coming in from out of state are looking into STRs or buying solely on the appreciation play.

it’s hard to go wrong is SA- 2 years ago I was telling clients they wouldn’t be able to find anything under $200k in the next 5 years and now the threshold is $300k (not all but most parts of town)!
Look for anything that’s not moving! Usually new listings will have multiple offers but if you look past the 10 day mark there are deals. For example, 1407 Travis St because it’s 2 for 1 and has been listed since October!

Congrats on starting the process getting into SA! It is definitely a competitive market as others have mentioned (just about everywhere, especially outside of the 410 loop).

I’d suggest getting into the not as desirable areas (like west of downtown) and wait it out since you are planning to play the long game. Eventually that area will be as pricey as the rest and you are still able to cash flow on the lower price points. Those are older homes so plan for at least $50k in rehab! Cosmetic rehabs are few and far unless you plan to go hard on your own marketing.

Hey Matt!

San Antonio is a great place to buy STRs right now :) I would even consider looking outside of the usual tourist places because plenty of people are looking to stay at places near military bases and convention centers plus price points are still somewhat affordable. Just my 2 cents 😃
