Should buy SFH with cash or duplex with loan| Buy & Hold investor

Hello Everyone,

Based on the current market situation should I buy a single-family house with cash and refinance later?
or buy a small multi-family(Duplex) with a downpayment and take a loan?

My goal is to buy & hold right now. let me know your suggestion.

I'm a fan of the duplex. You are buying a property that really not too much more that a large SFH. Your risk is lower because you should be able to carry the mortgage from one side and cash flow the other. If you need both sides, then the deal isn't as great. You could also do what said @Nate Sanow recommends us the cash and lending for growth.  Don't over analyze,  look at the numbers, and see which one puts you in a position to buy another property sooner.  Rinse and repeat.
