Hi everyone, 

I was looking at that lake and possibly getting a STR there. Is it still a good place to get one? We would want one with waterfront access and use it a few times a year. We are in florida and with insurance not easy to make any cashflow anymore. Does it matter much if on the SC or Georgia side? Insurance wise? Property tax? Etc. Any good property managers you can recommend? What do they usually charge in that area? Thanks!

That was my thinking as well.  I am not willing to go in to sketchy areas in order to get a higher return.  From what I am finding a net return of around 5% is the norm for the areas I would like to be in.

Hi Everybody, 

The only areas I have found that are close to this is the Middleburg/Orange park area. Clay County. The zips with these seem to only be in 32068, 32065, 32073.

Am I trying to be too picky?  Are the good schools aspect of it not as important as I am making it?  I can't find anything that is at the 1% rule.  I am a buy and hold investor.

Investment property wants:

Up To 150k, 3 bed 2 bath, rents for $1000 to $1500.  

Zip Codes 32068, 32065, 32073

No cdd and no or low HOA.

Good schools, Low crime, not in flood zone.

Great info.  At the moment it will only be for the one property.  But say down the line I wanted to add more to it.  They could go after multiple props if together correct?

It seems like a pain to have a separate llc for each property but if anything were to happen, I'm sure I would be glad I did.

I currently have a self managed tenant that pays their rent through cozy.co. Set up to auto pay. Then it gets transferred to bank.  Don't want to have to worry about getting a check in the mail and then deposited.

Haven't thought that far ahead.  It would possibly be paid to prop management company then to llc. Self management is also possible but weighing options. 

I assume the llc will need its own bank account?

This will be for a property in Jacksonville, Florida.  I will establish the llc, then buy the property via the llc.  I read some states require you to have a business license. I want to make sure that isn't required in this instance.

Just wanted a rough estimate of what closing costs would be for a 100k house and 150k house.  For this example lets say buying house for cash. 

This is jacksonville, Florida area. Duval County
