Yes, I own a construction company. While I haven’t specifically renovated a luxury home of this size, I have renovated many of my rental units, large scale Multifamily projects as a general contractor, and built 4 homes from the ground up.

I have a deal in a luxury market where I am looking to renovate a 5,000+ sqft house that is a bit outdated. I think I can buy it at a great price to make my margins work.

I have never used hard money, but this deal requires more cash than I would like to tie down (2mil). I am looking to use hard money for the purchase and my personal money for the reno.


Will hard money lenders lend on something of this size? Any recommendations are appreciated.

@Joel Owens Our well being will not at all be dependent on her real estate sales if that is what you are asking.  She would most likely do residential along with our own investments and keep it simple like you said.  As a broker though, what advice would you give her in choosing a sponsor broker for what she is trying to do?  I have heard from quite a few people suggesting to start with Keller Williams because they have a great training program.

@Joel Owens I originally convinced her to get her license for buying our personal investment properties.  (We have been averaging about 5 a year.) I think she has grown to enjoy everything about real estate so I think she will want to do more than just our personal properties.

@Theresa Harris I am impressed that you read through all of that!  Thank you for taking the time.  It seems like the consensus is I made a big mistake by not including specifics regarding security deposits and rent in the contract.  

@Tyler Austin I didn't buy an apartment complex, but over the past year and a half I have picked up 23 units.  Mostly duplex and four plex.  I haven't been able to find the deal I'm looking for on an apartment just yet.

@Michael Pittman I apologize as I am going through my followed threads that I am just now seeing this question.  I am still playing.  I spent the last 2 years in Japan playing.  This year I was set to play back here in the states but that has obviously been a different story with Covid.
