Hi Josh, you have some great people reaching out on this one. @Braden Smith is a great resource and runs a Louisiana Investor Facebook group that has some good info in it as well. I'm an investor in Baton Rouge too and would love to connect and chat real estate.

@Jonathan Duhon Hi Jonathan! That is a big first project! That sounds like a very interesting deal and I love the short term rental plan. Are you planning to sell it in 2-5 years and get the cash tax free or keep it long term, it seems like with that big of a loan it may be hard to cash flow.

@Christopher Hamburger Hi Christopher, Baton Rouge is a good cash flow market but is fairly management intensive depending on the class of property/size. But I think it is better to at least start where you know.

LA is expensive for the most part. I heard one BP podcast about a guy investing there and getting cash flow with sfrs but it is a lot more difficult.

I'm a wholesaler/realtor/investor in Baton Rouge and have successfully completed a BRRRR on a fourplex and am just finishing up a rehab on a SFR which we will also BRRRR and I'm happy to answer any questions you have.

Investment Info:

Single-family residence buy & hold investment in Baton Rouge.

Purchase price: $68,000
Cash invested: $5,000

Beautiful single family rental. We are removing a wall, changing the fixtures, flooring, cabinets, and some fresh paint. It should BRRRR nicely and have great cash flow after we refi.

What made you interested in investing in this type of deal?

I love any BRRRR I can find that cash flows.

How did you find this deal and how did you negotiate it?

I have a cold caller working through absentee lists. I negotiated it after walking through and making my rehab estimates. The seller had another offer for more but since I was local he went with me.

How did you finance this deal?

Private money

How did you add value to the deal?

I found it, negotiated it, and am doing a lot of the work. The ARV is around 140k and it needs 20-30k.

What was the outcome?

TBD, we are wrapping up our fourplex project then will work on it. We have a 6 month seasoning period so we aren't too worried about the timeline right now, but we will get to it shortly.

Lessons learned? Challenges?

Starting it is a challenge! We are accumulating materials at the moment, but once we get started, we should fly. We have the plan in place.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Not yet, but if the refi goes well I will let you know.

Hi Danny, I got the same email... And here I was thinking I was special. Like the others, I don't think it is a scam, I just think it is a smaller conference trying to get attendance.

 @Jason Braud Bayou Fountain. Right off Highland. Most of the properties there are owned by Carlos Padial and managed by Personal Touch Properties, but there are a few that other investors own.

Scott Trench Thank you, I will definitely update you as I go. Also loved your book Set for Life! It inspired me to become self employed. I remember hearing you on the podcast when BP first hired you back in the day.
