hey  @Aaron Linden,

Congrats on the first rental! I also am in southbend with one rental in town.  For that area I would say definitely put it up on the market if you want ND, Saint Mary's, Holy Cross, IUSB, Bethel students.. Reason being most landlords in the area have either Leased theirs already or have them on the market and you will want to be able to compete with those for college students before they start class. If you don't want college students I'd say wait until renovations are complete and show a finished product. The rental market is steady here in south bend and your property from the pictures looks clean and up to date so you won't have any problems finding a renter.

Welcome @Carl E. you have started with a big project, nice work! I currently am working with my first investment property, a duplex in south bend. Plan to grow my portfolio and looking into more multi families in the future. Always looking to meet more people that have an interest in real estate.

Thanks to both of you for the input, i appreciate it.  That helps, ive been wondering if i would be able to do it myself and just purchase windows from a bix box retailer, but i believe that I'd have to pull a permit also in the city limits.  I will look into a few more contractors in the area

Hello BP,

I am currently in the process of rehabbing my first duplex.  I am looking into replacing the old windows with some simple double hung vinyl windows.   I'm curious if anyone has done this recently in their own properties and have a price range that would be fair.  Here in South Bend i am looking at around $370 and up per window everything included.  Is this fairly standard?

@Luke Robertson That sounds like a great plan.  I also am planning to work with rentals and hope to mix in a few flips as well.  I just closed on my first duplex here in town and hope to get it cashflowing right away.  Do you plan to landlord yourself or hire a property manager?

Thanks @Michael Seeker There's quite a bit of college rentals in my area but also a fair amount of non-college renters also.  If i cant get this fall lined up i will just have to try and piece it together until next fall and get it timed better.
