Who did you take your class with? Did they not offer you a cram class? If you give me your email address. I'll send you a list that really helped me pass it.

If you read my other post you know that I passed the Florida Real Estate Exam last week and am eager to get started. I am still in the process of trying to figure out what broker I am going with but, I got to thinking today it would be nice to start a list with locations of all the real estate agents on here.

Maybe there is something similar on her but I haven't found it. I figured we could start a list that list each realtor with their State, City,(or area) that they sell in. I know I come in contact with a lot of people that are moving from this area all the time(partly because we own a moving company) and I'm sure that I will only meet more when I start selling.

Anyways I thought we could all help each other out with it to get referrals and help each other out while helping our clients. Please share your thoughts.

@Oiluj Lopez Congrats on passing the exam. I plan on using my license for my deals as well. My wife has had her license for a while and recently has ton inactive and we are both about to put our license with the same broker and work together on selling.

@James Wise I plan on that as well. I hope to have my license with a broker within the next week or two. I wish I had it right now as I have found a piece of property that I believe a lot of people on this site would buy for a buy and hold unit. I'm actually trying to come up with my money myself to buy. Won't last long around here though.

So, I just passed the Florida RE exam on Friday. Obviously I need to figure out what brokerage to go with but, I am curious as to what you did once you started working under a broker. How did you acquire your first listing or client looking to buy. Just seeing what steps different people took in the beginning as I am about to make that leap myself. I know, I know I can go look at all the postings of how people find buyers and how people market to find people looking to sell with Agents (and I have) but, I was just curious as to what others have done in the beginning. Also let me know if there is anything I can help anyone with in my area. I am very familiar with prices etc. in this area.

So, I've sound a duplex for $41,900 and I think it needs 5-8k worth of work before renting out but, my problem is I don't have the cash to do it. I'm pretty sure it would rent at least $500 per unit. Seem like a great deal but I have not seen the property in person yet.

My question is: What would you do about financing if you only had a less than 3K can to do it with?

I know i'm leaving stuff out feel free to ask questions.

It would be for long term. Basically If I wanted to rent my house out I go to this website and list my house for $20 until I find someone to rent it and then pull my add. It would be for just my region here.

I'm looking at having someone design me a website for people in my local area to list the properties they are trying to rent out on. It would be similar to an VRBO or the likes but just for my local area. They list there house for $10-20 a month til they find someone to rent it and then they pull it.

1st question-Would I need a real Estate License for this?

2nd-I would need to find a web site designer anyone have any recommendations for someone that could do this?

3rd-hasanyonedone this before or is it probably not worth trying with all the bigger sites out there?

I plan on getting mine as well. I have decided which school I'm going to use. I am going to sign up and get the book and access to the online class then decide when I can take the class. May be an option.

We are about to start an llc to start investing in real estate(wholesaling, rehabing, buy and holds). My wife is a REA and will list our houses that we flip in the future. Is this a conflict of interest? Should I just put the LLC in my name? Thank you for your responses ahead of time.
