@Sabrina Speights I recently launched a free software platform called Passive, which does exactly what you're looking for. You just enter the tenants info and then we automate the entire process of setting up the correct bank account, sending receipts, paying interest, and closing the deposit at the end of the lease. I would look at Baselane. They are building an all-in-one banking, rent collection, insurance platform specifically for mom and pop real estate investors.

To everyone that lends for long term rental properties (1-4 units), how do you collect the data you need in order to underwrite the risk (Ie excel form, file uploads, etc...)? Also, outside of the asset value, what are the other variables that you include in the underwriting model to correctly assess the risk? I would love to chat with anybody that is open to walking me through their process!

Curious if 1031 Exchange laws vary by state, or if it is just federal legislation. Thanks!
