@Scott Le Yes using the same color for the walls & ceilings is the easiest. Don't use cheap paint I agree but you don't have to use the most expensive either. I've had some awesome results with Olympic Paint from Lowe's under $100 for 5 gallon bucket & the good thing w you just go room to room. Get 2 good rollers they wash out really good & when you finish & will be using the roller again the next day instead of washing it out wrap it good with saran wrap. Painting isn't that hard even if you've never painted before. My advice just do it, you may even have fun. Also get a good brush I like the latex angle brush.

Just remember when you go look at a house occupied/unoccupied everybody is not you, & everyone doesn't live like you. I have to remind myself of this constantly, because believe me I have walked into some messes. Look pass the mess & at the property that's what you are after the property not someone else's mess. Great advice from  @Dan Perrott & @Joshua Feit

@Rod Desinord So Sad to say yes it goes just like that. I've learned a lot from BP & the people in my REIA group. So I don't even entertain the guru's & there offers I immediately delete & unsubscribe when the pop up in my email. How on one hand you say you can become a profitable REI with no money & no credit, then take a breath & say for $30-40K can get their coaching & mentoring program to be coach & mentored over the phone by people you never meet in person. Yes I have a serious problem with that. At least with REIA they teach, you can see, talk & interact with experienced like minded people who don't mind sharing & teaching you or holding your hand if need b

Attention All I'm looking for 3/2 SW or DW mobiles in the Summerville or Goose Creek area. I have a couple of clients looking & ready to buy:

#1: Summerville/Goose Creek SC 3 bed 2 bath SW/DW but DW preferred on Lot & doesn't have to be moved.

Max. budget $4K for fixer or $15K for Owner Finance (RTO) w/$4 down pymt.

#2: Low Country to be moved 3 bed 2 bath DW no major repairs budget $12K
