Hi all. I feel a little stupid with question but I’m having trouble deciding what to do. I’m buying a building for my business. When I started looking one of the first things I did was reach out to a couple of banks to see what was even possible. One of the bankers has been very gracious with his time and helping me figure things out. We have really gotten to know each other and I’d almost consider him a friend at this point. However the other bank is offering me a rate 350 basis points lower. It makes a big difference in mortgage payments. Do bankers expect that you are shopping around? Should I just tell him and ask if he can match it? I feel pretty silly but about it but I’m feeling guilty.

Thanks for the reply Matt.  This property is in Edgewater near Sloans lake.  It's a pretty desirable site.  I have funds no team and no experience.

I may be purchasing a property that comes with 2 lots zoned R1. Has anyone built a spec house before?  I honestly am not sure where to even begin.

@Andrew Sauthoff. Hi Andrew best of luck with your goals. I own a buy and hold 6 unit on the east side. It has been pretty good but a few times over the years we have had some pretty rough tenants. I’m thinking about looking for another property this year as well. Maybe if it works out we can grab a coffee or a drink next time I’m down there.

Thanks for all the great info!  I'm not sure on the width.  But yes to sewer gutters curb sidewalk water.
