I'm new to this as well but I have a suggestion. Maybe you should try marketing the deal to some out of state buyers through craigslist or other approach. If the deal is good and you can present it to them showing exactly how they will profit and what the potential return could be then they may want to jump on it. It's worth a try anyway.

This is a great idea Manuel! I'm in the same boat as you. Working on building a list of buyers. So far, I have about nine that I got mainly through Craigslist.

Hopefully, I'll be closing my first deal soon. I'll be putting out bandit signs and getting business cards as well. I have been looking at properties around town and plan to start making some offers soon. I am nervous too. I agree with you about reaching the point where you must stop focusing on theory and trying to read and learn everything and just do it like Nike.

Hi Zubair,

You get the property under contract as if you were buying it, then sell the contract to another end buyer.

Hi James,

"Barron's Dictionary of Real Estate Terms" is a good resource if you're just looking for a reference tool to learn various RE terms.

"The Wall Street Journal: Complete Real-Estate Investing Guidebook" is a good place to start also. This book just gives a basic overview of REI for novice investors and by no means is it "complete" as the title states. However, it covers various topics in real estate investing, including residential, landlords, commercial, and more and provides other suggested readings depending on which direction you would like to go.

Ok. Thanks for your help. When I set up the LLC, which would be a different name, would I be able to transfer the DBA to the LLC?

For example:
Now - Tivon J. doing business as ABC Company

After I set up LLC - XYZ LLC doing business as ABC Company

Thanks Bryan. I do plan to open a bank account in my business name as well as set up a ups mailbox and get business cards. I'm just unsure of whether I should use my SSN or get an EIN to open the account and use for tax purposes.

Happy New Year!

I am a newbie getting started in wholesaling. I plan to move on to rehab/flipping and rentals once I have completed some wholesale deals and feel comfortable with the process.

I am starting out wholesaling by using a DBA, but once I get into other RE investing, I plan to form a LLC. My question is, should I get an EIN to use with my DBA now? Would it be beneficial? Or, should I just wait until I form the LLC?

Once I form the LLC, I will still use the DBA, but I am going to switch it to the LLC instead of using it with my individual name.

Welcome Brad! I'm fairly new to the site and a REI newbie as well. I'm based in Atlanta. My primary focus is wholesaling too. I've learned a lot in the past week just from navigating the site. What REI education programs are you currently using? I'm always looking for new ways to learn.

Thanks for the info guys.

Timothy, so far, we've been doing things such as advertising on craigslist. We've placed ads on craigslist and backpage.com for two weeks straight now and so far received one reply. We've also been calling the "We Buy Houses" signs. This is how we came into contact with the realty company. We also plan on calling the "for rent" signs and "FSBO" signs as you said. Do you have recommendations for any lead services?

Chris, we were told that they have their own cash that they use to purchase the properties prior to selling them to investors.
