That's a grow op. Please. This isn't D. A. R. E. class. People using marijuana in legal states aren't going to demolish your properties. If he more worried about someone with a drinking problem than a couple of stoners. Any day of the week.

Pot smoke doesn't stick like cigarette smoke either. Remidiation is minimal if anything when compared to that. Plus many people eat or vaporize their THC.

I have zero issue with this. I feel like those that do are just refusing to read facts. But that's how it goes sometimes.

Do I love managing 11 units in C Class properties?

No. Lol.

Do I want to pay 10%-15% to some company that will (likely) b a pain in the *** to deal with, adding all kinds of fees, and putting god knows who into my units??

HELL NO

Calm down a little. Has nothing to do with control or not recognizing that "time is money". It's just silly. So many PM companies have some of the worst looking properties around and have awful reputations with the public (renters). I'm good on that for now. I need to make money.

Anyways, this reminded me that I need to figure out something else as far as locks go. I need a single maater key system. Clearly.

What system do you all use? Why do you prefer it over others?

@Matthew Paul  Do you mean you ran a background/credit check that you paid for? Not sure where to find eviction info without paying.

@Michael Belmore  I don't run the credit/criminal background until after they make it through the rest of the application process and see the property. That way people don't have to pay the $40 unless they are really wanting the property. That would be the next step.  She did fill out the application, but even with no work references or landlord references, you would rent to her based on the credit report and the income requirement I explained above? These are multifamily units so I just worry about a bad/dramatic tenant bothering the other people that already live there.  No way to know anything like that without past landlord references I figure...  Just stuck here trying to figure out the best move. 

@John Teachout So the rent is $495/month. The disability at 70% gives her $1,817/month. So she beats the 3x income with that. I do have a strict NO pets policy, but I can't deny for ESA. I can ask for ESA paperwork (but not Service Animal paperwork) as this does not fall under ADA, but does fall under Fair Housing standards from HUD which is why I couldn't deny the ESA. I'm sure you know that. One thing that will be annoying is the tenants that asked for pets will see her show up with her ESA. Now watch them all get qualified to have an ESA.... 🙄🙄

So without any landlord or work references, try to look more deeply into her financial responsibility?  It's reasonable to ask to see a statement or two from savings? Anything else you would suggest? With this potential tenant you would possibly keep moving in the application process?

@Matt Ziegler  Thanks for the response. I have a rough version of renters qualification guidelines. Like I said, this is the first time I've had to list a unit. They are low income too... would you be willing to share with me a copy of yours just to help me get a better idea of how to put mine together? I want to make it thorough but don't want to scare off the right renter either. I can be a bit too wordy and intense at times. Some templates would be incredibly helpful for me to get a better idea... 

Also, how do I tell the disabled vet with the ESA that it won't work because of her lack of work history/rental history?  I just want to be careful... thin ice as far as discrimination goes. 

@Sandy Gabin I agree. I just hate that of probably 30 people that have sent an initial response from the ads, these are the only two that responded to my follow up. Ugh. We can afford to let the unit sit a little longer. Just annoying haha Want to get it rented!  Do you, as others have mentioned, has a sort of renters qualification guidelines template that you send to prospective renters as well?

@John Teachout Thanks for that. Yes, military disability. 70%. She says she left the military married and they bought a house. Then I guess they split and so she's been with her parents.  But now she is suddenly in this rush to find a place. Saying she needs a place asap... that piece made me a little uncomfortable.  Why all of a sudden? You know? I mean maybe she's aching to get out... but I don't know.  She sent me her paperwork for her disability.  Im sure she'd send other stuff too if needed.  She claimed she hasn't really worked in years because of the disability. So, I have no work or landlord references... and she has a teacup chihuahua emotional support animal. What would you do from here with her?

The second lady... so it is normal for a parent to contact you first for an adult in their 30s to rent from you? I just never expected that to be normal. Not putting anyone down. Just caught me off guard. BUT, I have repeatedly asked that she put her son in touch with me since he will be renting and it has yet to happen. I just let her know it wouldn't work out.

Thanks. Yeah the second lady contacting me for her son seems so flustered and rushed but yet somehow I still haven't heard a thing from her 32 year old son. 🙄

And yeah, I felt odd not having any work or rental history from the other. I was feeling more sympathetic towards her because of the single mother thing... but even then I have to look out for my company and such.
