Mostly retail buyers show up. The whole premise is to advertise it really low to attract a large pool of buyers and then they bid up from there. You will only get a fair market value this way(which may be very low right now). It sounds like your deal is a little skinny but the book is worth the price....

The book that explains it is "How to sell your home in 5 days" Effros is the author. I have used it personally 3 times. 2 times with great success once without.You will however find out quickly if you are overpriced and what the market will actually bear!

If your realtor is so confident ask him to cover your shortage and agree on splitting the profit when you sell ?...lol

Sounds like you need an agent on your side that can let you use his mls and access the CRS to see all that info...last sale price, loan amount etc

Anyone have any advice on a deal im doing. Im doing a subject -to deal and am wondering if i can just have my contract/deed of trust filed at the county clerks office or do i need to do it at a lawyer/title co?

Hello i was wondering what was the best way to go to do this deal. Not sure if i use a purchase and sale agreement or create a new deed ?

Deal= small home on 1 acre, owner has only a home equity loan -interest only for 35,000 payments are $214.00 monthly. as-is value is approx $45-50,000. Owner has agreed to give me the property and take over payments. home is in good condition and i am going to RTO. He has built his new home and now this one sits empty.

I can rent this home for 500 to 600 a month plus an option payment of 2-3,000 down. He has agreed to the payments for 3 years until i find a buyer, with a balloon at the end.

Taxes are currently only 85.00 per year (yes not a typo) lol and insurance is $300 a year. any thoughts good or bad . Need an easy form to use that they can understand! New blank deed form or purchase and sale agreement?

I have staged my last 2 sparingly with stuff i have at home. patio furniture, clocks, pictures,silk plants, towels in the bath etc. I found just a little bit of staging can help alot! Total cost $0

If im not mistaken...every contract is assignable unless it specifically states that it is not assignable. Anyone know any different?
