I am traveling from Tulsa for this training and am just curious if anyone else from BP community will be going. It will be a fairly packed weekend but I’m open to meeting up with anyone else in the Phoenix market while I’m there as well. Check out Ben Leybovich on here and Facebook if you don’t know what I’m talking about but are interested in syndication. I’m up to 20 single family rentals now but am ready for something bigger.

as a buy and hold investor and Realtor, I can confirm that inventory is tight and well priced units move fast.   Your best bet is to sit down and talk with an agent and discuss your needs and wants.   Your wants definitely come into play since you intend to house back and live there at least for a while.   Also, definitely get your financials in order and get at least some form of a preapproval to show your realtor that you can qualify for some type of financing even if it is not specific to a property you are looking for.   The quality of advice you get from a Realtor is generally a direct correlation to your quality as a potential buyer.

I am Chris Simmons and am a Realtor with Keller Williams Advantage in Tulsa but I am not acting as a broker in this transaction. I am simply assisting a family friend in liquidating a property by helping market this property to investors, most likely buy and hold types.  I can introduce interested and qualified parties to the owner to deal directly with him.  

That said, this is a 3 bed, 2 bath house with lots of potential but needing some updates.  It does have newer kitchen cabinets, central heat and air (carrier I think), newer vinyl windows and the seller is willing to file a claim on the roof.  1 car detached garage and right off major street for great rental visibility.   Put your own “I buy houses” sign on the fence facing the Main Street for free advertising.  Only asking $39,000.   Owner carry is POSSIBLE with no less than $20,000 down.

I used to be more active on this site but the last couple years I have been swamped.  I finally could see the light at the end of the tunnel a couple months ago when I decided it was time to resign from the corporate life.  

Thanks to all who have shared their knowledge with me and helped me grow.  I am not very big....got 16th rental under contract recently....but I am big enough and busy enough now to make growing the business my full time job.  This is very much a possibility due to my wife who not only can provide benefits but a stable paycheck as we transition to a single income family.  My job is simply to make sure the business can support both of us sooner than later so we can both retire early and focus on more family time and doing what we want rather than what we have to.  

Thanks again for all those that have contributed their knowledge to me and helped me figure things out.  I will soon have more time to return the favor to others on the site.

There are a number of things that can be deal breakers for a large pool of potential customers and not having a bathtub in a home is certainly one of them.

For the tulsa market and that budget, you are almost forced into small multifamily properties.  It will be tough to find a duplex at that price point much less a single family unit that will generate what I consider decent returns and cashflow.   That said, you might be ok with the returns vs going into small - midsize, B and C multi family properties.    Might be able to locate a decent unit over near cherry street but there's not much currently listed.   Let me know if I can help.

Thanks for the response.  I think I understand what I think you tried to tell me to think you said.  Unfortunately I am not smart enough to understand it or know how to do it.  Please elaborate.....less faster and with more smaller words please.  That way I can get more gooder with this stuff.
